As Property Manager you are responsible for the long term property management and value creation of our portfolio. You will have a broad selection of tasks such as managing the daily operations, budgeting of operational- and capital expenditure (maintenance and improvement) of all our assets, project management of capex works, and implementation of strategic projects throughout the portfolio and many more. As Property Manager you will be the ‘face’ of Goodman for our clients as you will be their first point of contact.

More concretely, this means you will get the opportunity to:

  • Manage maintenance works and built strong relationships with suppliers and other third parties to make sure our buildings will stay in perfect condition
  • Act as a first point of contact, regularly visiting customers to strengthen relationships, coordinating with clients, suppliers and facility management companies
  • Follow-up on lease compliance, interpretation of lease clauses, warranties, insurance topics and content discussions with customers
  • Prepare short- and long term capital expenditure- and operational budgets/plans
  • Optimize financial performance of assets by strategic budgeting, operational expense management and rent reviews
  • Identify and implement value add technical opportunities and sustainability upgrades
  • Tender and follow-up of renovation- and maintenance works
  • Make sure our portfolio meets all our high sustainability goals (e.g. BREEAM, GRESB etc.)
  • Delivery of our assets to customers, organise ingoing- and outgoing inspections and ensure that our assets are in line with quality standards and comply with laws and regulations
  • Support on all acquisition/disposal related topics in close collaboration with the capital transactions team
  • Identify and support with value-add commercial opportunities (e.g. extensions and expansions)
  • Follow up of lease agreements, addenda, litigations, disputes and other legal topics in close collaboration with the legal team
  • Manage all finance related topics in close collaboration up with the property accountant and the finance team
  • And much more to grow in.

Do you recognize yourself?

  • An entrepreneurial personality with a degree in Real Estate, Engineering
  • At least 5 years of experience in property- /asset management with a strong interest for the technical aspect of property management
  • A hands-on mentality and willing to take ownership
  • A technical and commercial business sense
  • Strongly developed sense of responsibility, feeling for financial results, risk management, quality, organization and planning
  • Results-oriented with a positive outlook and a clear focus on high quality and business profit
  • The ability to make informed technical, legal and/or commercial decisions based on a structured problem-solving approach
  • Analytical mindset, while being able to provide solutions to complex problems and transactions
  • You don’t mind being on the road
  • You are fluent in Dutch and English.
