Project Manager, Permitting based in San Antonio, TX at Pulley. Qualification

  • Must be located in San Antonio, TX (on-site requirement)
  • Proven project management experience, ideally in construction, real estate development, architecture, or regulatory/regulatory affairs
  • Strong stakeholder management and communication skills with the ability to manage client expectations
  • Deep understanding of permitting processes and regulatory requirements across multiple jurisdictions
  • Experience coordinating with municipal officials and agencies to navigate bureaucracy and accelerate approvals
  • Ability to manage multiple projects concurrently with excellent organizational and time-management skills
  • Familiarity with software platforms for permitting workflows and a willingness to learn Pulley’s product
  • Bachelor’s degree in a relevant field or equivalent professional experience
  • PM certifications (e.g., PMP) or equivalent project management experience preferred

Responsibility

  • Act as the main point of contact for clients and municipal permitting authorities to secure timely approvals across jurisdictions.
  • Develop, manage, and monitor project plans, timelines, and permit submission milestones; identify and mitigate blockers to keep projects on track.
  • Coordinate with clients, design teams, and internal stakeholders (product, legal/compliance, operations) to assemble complete permit packages.
  • Proactively identify regulatory hurdles and design actionable solutions to expedite approvals; maintain risk logs and mitigation strategies.
  • Schedule and lead meetings with municipal officials, stakeholders, and clients to drive decisions and unblock permits.
  • Provide regular status updates to clients and internal teams; manage expectations and escalate issues as needed.
  • Align permitting workflows with Pulley’s software platform, contributing to process improvements and best practices.
  • Maintain up-to-date knowledge of local, state, and federal permitting requirements and jurisdictional variations.
  • Contribute to continuous improvement of permitting processes and provide product feedback to engineering and policy teams.
